RealtyTrac may not always know when a property is taken out of foreclosure immediately because often there is not a publicly recorded document we have access to that shows a property is no longer in the foreclosure process. RealtyTrac does check sales deed data every day, and if a property with a foreclosure notice filed against it is sold we mark it as such and subsequently remove the property from the website.

Also, if a property does not receive a subsequent foreclosure filing within the estimated foreclosure process time frame for the state the property is located in, RealtyTrac will remove the property from the website. In other words, in California if a Notice of Default is filed against a property in January, but no Notice of Trustee's Sale is filed against the property within a certain amount of time (based on the number of days it typically takes for a property to move from NOD to NTS in California) then the property will be removed.
