If you buy a single family home at auction, but the previous owner still lives there with a tenant, is it necessary to give that tenant 90 days notice before taking action?

If you buy a single family home at auction, but the previous owner still lives there with a tenant, is it necessary to give that tenant 90 days notice before taking action? Its my understanding that homes in la county require that notice for tenants

Yes, the Helping Families Save Their Homes Act of 2009 (see link below) does give tenants in "federally-related" foreclosed properties at least 90 days after the foreclosure before they have to move out. And in some cases they may have the option to continue on to the end of their lease, assuming they continue to make their lease payments to you, the new owner. That is a federal law. Correct, But here in CA the new owner can remove the tenants sooner. The lease would be invalid because it is a contract between the previous owner and the tenant, not the new owner. But if they are not paying you can get them out pretty quick anyway by filing for eviction, file the 3 pay or quit and if they dont answer the complaint you can get them out in about 20 days. If they do answer the complaint and have been paying on time you may have an issue getting them out, but why would you... you have a good tenant, every landlords dream!
