What is the best (and most cost effective) way to obtain a property's ownership and debt history (without going to the County building?)   I'm not interested in the CURRENT owner after the property has been sold, but the PREVIOUS owner before that.   Can anybody recommend any reasonably priced online services that would give me this information?

Thanks for asking. Here are two suggestions:

1. At the risk of being self-promotion (although you are asking this on our website) use RealtyTrac to research this information preliminarily. The sales history can be found under the "Trends" tab on the property details page. For a more detailed sales history, including seller and buyer names where available, you can look at the "Loans & History" tab. Also on the "Loans & History" tab is the debt history of loans previously secured by the property, as well as all open loans secured by the property. You can sign up for a RealtyTrac free trial to try these features out for yourself.

2. Ask your real estate agent if they're able to leverage their resources and connections to research this type of information for you. You can find real estate agents specializing in foreclosures using the RealtyTrac Agent Network.
