A few months ago, my husband and I were looking in a zip code in Arizona for an investment property. There were dozens of homes fitting our requirements. All of a sudden, the market has completely dried up--no new homes are coming on the market in that are

A few months ago, my husband and I were looking for an investment property in a nice area of Tucson. There were dozens of properties fitting the requirements. We negotiated a short sale that fell through, but which took us a couple of months of time. Now, we are seeking another similar property in the same neighborhood. While it appears as though foreclosures in the neighborhood continue, no new properties are coming on the market. What's up with this?

The foreclosure rate has slowed.  The banks are getting better at realing there supply in a slower steady stream instead of big glut of dozens or even hundreds of homes at a time.  The prices have gone up modestly over the past few months which encourages both investors and single family home buyers to purchase now.   All in all you are experience nothing more than supply & demand in action.
